Specialist Disability Accommodation (SDA)
NDIS funding: Capital Supports – Specialist Disability Accommodation

Specialist Disability Accommodation (SDA) is housing designed for people who need a home with accessible features — wider doorways, hoists, reinforced fittings, assistive technology — so daily support can be delivered safely. SDA funding covers the home itself; it usually works alongside SIL funding, which covers the support you receive inside it.
What this support includes
- Modern, purpose-built accessible homes
- Homes designed to Improved Liveability, Fully Accessible, Robust and High Physical Support standards
- Help understanding your SDA eligibility and housing plan
- Vacancy tours before you decide
- SDA and SIL coordinated by one team
Common questions
Am I eligible for SDA?
SDA is for participants with an extreme functional impairment or very high support needs. Eligibility is assessed by the NDIA and written into your plan. We can help you and your occupational therapist prepare the evidence.
Can I see a property before deciding?
Always. We arrange tours of any available home, and you can bring family, friends or your support coordinator.
